WDO Inspections are sometimes required by lenders as a condition of obtaining a loan. Not all loans require a WDO inspection but it is always a good idea if you suspect that a condition may exist. Most Home Inspectors are qualified to do a visual inspection, however most are not licensed by the state to officially sign off on the inspection report. The main reason is because most home inspectors are not experts on the many types of Wood destroying organisms that exist and would not be able to also treat for termites or WDO if they were located. The WDO inspection industry in Florida is regulated by the department of Agriculture and Consumer Services, Division of Agriculture Environental Services and Division of Entomology and Pest Control. It is governed by; Chapter 482.226 Florida Statutes. Some Home Inspection companies will advertise as offering WDO inspections, however simply sub-contract the work and receive a percentage of the inspection fee charged to the customer for administative purposes. The bottomline is that all WDO inspectors are required to have a valid pest control identification card designating them as having received special training to perform WDO inspections. AmeriHome Inspection Services does not perform WDO inspections or sub-contract this service. We do a visual analysis as a courtesy and will make notation in our inspection report if WDO infestation is suspected and we will make a recommendation to order an independent inspection from a WDO company. We can introduce you to a few companies that we have knowledge of that does a good job at a fair price and will normally try to schedule their inspection at the same time as your Home inspection (when possible).
