A Pre-Rental or Pre-Lease inspection is similar to a Buyers inspection however it is designed to focus in on both cosmetic and functionality concerns and is performed to document the current condition of the Apartment or Condo unit prior to signing your Rental or Lease Agreement.
It is done for the benefit of the lessee and should be done prior to signing a lease agreement. A copy should be provided to the lessor or management company to be included in your file. Permission for us to inspect a unit will need to be obtained from the lessor or management company prior to scheduling your inspection.
If you are required to sign a lease agreement first, then we suggest that you make the inspection a contingency with full refund of your deposit in the event that you are not satisfied with the condition of the unit after viewing your inspection report.
